The Rebuild cost is the amount it would cost to completely rebuild your home if it was destroyed beyond repair. This includes the price of labour and building materials. The cost is usually lower than your home’s sale price or market value. Basing your policy on your home’s rebuild cost will prevent you from over-insuring and paying higher premiums than necessary.

  • If you have recently bought your home, the rebuild cost will be on your mortgage valuation or deeds.
  • Your rebuild cost should include any professional fees associated with rebuilding and the cost of clearing the site.

This is suitable if you are buying a house, flat or bungalow that is built from common building materials and is in reasonable condition. It focuses on the condition of the property, internally and externally. This survey can be chosen with or without a valuation.

A level 3 survey (formally known as a building survey or structural survey) is the most detailed survey we offer. This survey takes a more in depth, detailed look at a property. It is normally recommended for an older property, one of non-standard construction, and that has had a significant level of alterations. It might include a Grade I or a Grade II listed property of timber or steel-framed construction.

A jointly-owned property can be valued by a RICS Chartered surveyor. This would  be recommended if the property’s value is close to, or above, the inheritance tax threshold. For bank accounts and other assets, you can usually contact the organisation directly.

Getting a property valuation gives you the market value of your home. Put simply, a market value is how much a buyer may be happy to pay for it, assuming that they are willing to pay the current market rate, and do not have any pressure to buy.

More and more homeowners are buying on shared ownership or shared equity terms. With the former, they only own part and pay rent on the other part. On the latter, they own part of the equity and typically, but not always, do not pay rent on the other part. Buying additional shares is called ‘staircasing’, and to do so, you need to know the current market value of the property. It’s that market value which determines the price you pay. For example, ‘staircasing’ up 10% on a property with a market value today of £300,000, would cost you £30,000.
